Job Description accuracy of property titles for commercial real estate transactions within Kentucky. This role involves thorough research and examination of public records, legal documents, and property ownership histories to ensure clear titles and identify any potential issues or encumbrances. Key Responsibilities:
- Conduct comprehensive searches of property records, including deeds, mortgages, liens, judgments, and tax assessments.
- Review legal documents related to property titles to ensure compliance with state and federal regulations.
- Prepare detailed reports summarizing title findings and identify any defects or issues that need resolution.
- Collaborate with underwriters, attorneys, and other professionals to resolve title-related problems.
- Ensure all documentation is accurate and complete before issuing title insurance policies.
- Stay up-to-date with real estate laws and regulations affecting commercial property transactions.
